Commercial Finance Guide & Fees
This guide explains our commercial finance and referral services. It is not a loan approval, application consent or statutory consumer Credit Guide.
Who provides the service?
Capital Mortgage Group Pty Ltd (trading as Capital Mortgage Group), ABN 33 621 059 756, ACN 621 059 756, Australian Credit Licence 508010, arranges private commercial finance. Contact us on 0409 190 055 or info@capitalmortgagegroup.com.au, or at Level 1, Suite 1.01, 222 Pitt St, Sydney NSW 2000.
Commercial finance and lender access
We source business-purpose finance directly through a network of private commercial lenders. We do not use a mortgage aggregator or represent every lender. Lender selection depends on the project, security, borrower circumstances, pricing, lending policy and exit strategy. The transaction’s actual purpose and circumstances determine which credit protections apply.
Consumer home-loan enquiries
With your express agreement, we can introduce you to an appropriately licensed third-party mortgage broker for regulated consumer lending, including home-loan refinancing and equity release. That broker provides the consumer credit assistance, assessment, required disclosures and application management under its own licensing arrangements. It explains its own lender panel, fees and complaints process. Making an initial enquiry does not authorise us to forward your information.
Fees and remuneration
Depending on the transaction, we may receive brokerage or introduction fees from the borrower, the lender, or both. Material client fees and lender-paid remuneration known to us will be disclosed in the relevant proposal, engagement documentation or fee agreement before commitment, and earlier where required by law. There is no aggregator commission-sharing arrangement. Any applicable referral fee or other benefit will be disclosed.
Lenders and service providers may charge establishment, assessment, valuation, legal, quantity surveyor, line, discharge, extension and other fees. Some assessment or third-party costs may be non-refundable. Review the written fee arrangements and lender terms before proceeding.
Information and assessment
Commercial finance assessment may involve security details, borrower and guarantor circumstances, equity, feasibility, budgets, approvals, construction arrangements, valuations, quantity surveyor reports, servicing or capitalised interest and the proposed exit strategy. Lenders may require further information and independent advice. Indicative terms are not a commitment to lend.
Independent advice and concerns
We do not provide legal, tax, accounting, valuation or financial planning advice. Borrowers and guarantors should seek independent advice on facility terms, guarantees, security and exit assumptions. Contact us using the details above to request service disclosures or raise a concern. Our Complaints & AFCA page explains how to complain and access external dispute resolution. Our Privacy Policy explains how we handle personal information. CMG does not obtain credit reports. A referred broker supplies its own consumer Credit Guide and other required disclosures at the applicable time.
